A new $74 million mixed-use office building could soon be built in the heart of Hobart's CBD.
Plans for the eight-storey Bathurst Street development have been submitted to Hobart City Council by Hanging Garden Group, a company partly owned by MONA owner David Walsh.
The development includes several floors of office space, a ground floor lobby with retail tenants, and 16 underground parking spaces.
Previous development for the site, proposed in October 2022, included an 11-story building with underground parking and office tenants over nine floors.

It was withdrawn before being evaluated.
The proposed building materials are a combination of colored cladding with a concrete effect, concrete with a textured natural finish, glass and charcoal-colored aluminum louvres and mullions.

“The proposal provides for office use in a location well connected to the service functions of the CBD,” the application says.
“This proposal will revitalize valuable land within the CBD by replacing car parks and underused/dormant spaces with modern office space.”
The report notes that the development will provide a “critical mass” of office occupiers to support surrounding local businesses.
It also proposes to revitalize the streetfront by creating retail and hospitality opportunities along Bathurst and Watchoon Streets.

“The proposed building will have the character of an active engagement with the evolving precinct and its use will support and enhance the main activity center by diversifying the range of activities offered within the CBD.” is stated in the document.
Hobart City Council recently approved plans for a new 12-storey office building on nearby Liverpool Street in July, spurring the revitalization of the CBD suburb.
Plans for a 10-storey, 68-room hotel across the road at 125 Bathurst Street were approved in 2021, but the site was reportedly put up for sale a few months later and construction never started. Ta.
